    put it in your local newspaper or online…keep it neat and tidy…keep your lawn mowed and trimmed…make sure repairs are made if needed…i do think it is better to have a realtor involved.

    Price it right or you will sit on it for a long time. Selling a house is hard work and very frustrating when it doesn’t sell. Advertise it on Owners.com, Zillow.com and Craiglist.org just to name a few. You may even want to offer incentives such as $2,000 for the buyers closing costs. Check out your competition and find out what they have that you don’t, this will help you when trying to price and sell. When you advertise, make sure you point out the selling points of the house (big yard, large deck, etc…) and don’t just say “3 bedroom 2 bath for sale”, make your house stand out above all others in your advertisement. and please, keep your house clean and decluttered, Good luck!

    The problem as you well know I am sure is you are trying to sell into one of the worst housing market of all times, in general nationally, housing prices are going to continue to decline for another 8 months with another 9% decrease in value, plus you have one of the highest amounts of homes for sale at one time, inventory, so buyers are picky and can afford to wait since home values will continue to drop

    I have many tips on how to sell your home. And not just putting into the computer and sticking a sign out front. What you need are ways to make your home stand out from all the other, to be show more then the others, to be remembered and most important, to be sold for top dollar. This is marketing, not sales.

    Here is the question you need to post “How many here have recently sold their home as For Sale by Owner”. You will get alot of advice on how to do it but few have actually done it. Google for sale by owner and see how many hits you get, than ask yourself “how will my home every be found in this mess”.

    Use a Realtor, that way instead of just you selling your home you will have every Realtor in the area trying to sell your home.

    If you sell on your own the only people that will contact you will be investors who will have more experience than you and will beat you down on price, they will do this simultaneously with others never commit and waste your time. You will also get Realtors who will call you looking for a client.

    Buyers don’t have to pay the commission, using a Realtor is free for them. Would you turn down free professional help. Before you say “but they can save the Realtor commissions”, Nope, because you will probably overprice it anyway. No matter where you price the first thing they are going to say is I want 6% off becase that is what you are saving on comssions.

    It is possible but this is a bad market in most places, homes are very slow to sell even with professional guidance.

    With the real estate market the way it is, you may want to consider a lease with option arrangement. You will get a lot more potential buyers this way. If you go this route, make sure you get a down payment that is large enough that the buyer will not just walk away. Have an Attorney prepare your documents based on your terms.

    If you decide to sell outright, check with a realtor (you don’t have to list with them). Many will give you free information and advise.

    You could have your own auction. Advertise a low starting bid but have a minimum bid reqirement. People come to these things looking to buy. People also like to win.
